Ben manages operations, finance and property management at Camelot. He spends substantial time identifying and structuring Bridgeport-based investment opportunities. Ben grew up in Hong Kong and Switzerland. He graduated from Cambridge University with a degree in Law, and then spent thirteen years at Goldman Sachs. When not working Ben enjoys competitive motor racing.

4 Family Full Renovation – Complete renovation of four family home in Bridgeport’s Washington Park Historic District. When Camelot acquired this property it was completely distressed and stripped to the studs. The property itself had been empty for over ten years and was a detriment to the neighborhood. After a six month renovation the entire building was brought back to life. The rehabilitation was consistent with the stringent requirement of the Historic District rehab code. The building is now managed and operated by Camelot and is fully tenanted, bringing new life to this neighborhood.

Whetstone Hill Court – Cape Update: This cape renovation in the beach area of Fairfield was completed in 2011 as an investment property by Camelot and its partners. The renovation consisted of replacing the kitchen and bathrooms, updating electrics, plumbing and heating, replacing all doors, trim and hardware, refinishing floors, walls and more. The house was sold to a happy new homeowner.
Complete renovation of a 2 Family brownstone in Bridgeport’s Washington Park Historic District. Camelot Development is conducting this rehabilitation on behalf of the City of Bridgeport and the Neighborhood Stabilization Plan. Once completed, this property will be sold to a qualified family under affordable housing guidelines.
Camelot won a competitive bid process to do this work for a local non-profit on behalf of the Housing Authority of the City of Bridgeport. The HACB is tasked with providing top quality housing to local citizens who are entitled to supported housing. Camelot was excited to be part of the team, and has since successfully renovated three apartments.
Camelot was contracted by the owner of a sixteen unit apartment building in Bridgeport to conduct a full renovation of each apartment. The building was stripped down to the studs and a new floor plan instituted. The project involved all phases of construction including carpentry, all new plumbing and electrics, new heating systems, sheetrock, painting, flooring and more. The project was completed on time and under budget in order to allow the building owner to rent the units and realize the company investment.
Neighborhood Stabilization Program – Complete renovation of a 2 Family house located in Bridgeport’s Washington Park Historic District. Camelot Development is conducting this rehabilitation on behalf of the City of Bridgeport and the Neighborhood Stabilization Plan. Once completed, this property will be sold to a qualified family under affordable housing guidelines.
Neighborhood Stabilization Program – Complete renovation of a 3 Family brownstone in Bridgeport’s Washington Park Historic District. Camelot Development is conducting this rehabilitation on behalf of the City of Bridgeport and the Neighborhood Stabilization Plan. This property is completed and in the process of being rented to qualified tenants as part of the affordable housing program.
Camelot was contracted by the owner of this Dickey’s BBQ Pit franchise to fit out the new restaurant. The scope of the project entailed converting the existing Quizno’s restaurant to the new Dickey’s BBQ Pit plan instituted by corporate in Dallas, TX, in very quick fashion. Project details included bringing the kitchen to the front of the house which called for a 13′ hood vent w/ make-up air kit, BBQ smokers, oven, fryers, updated plumbing, electrics and more. Other aspects of the fit out included flooring, painting/staining, lighting, signage and restaurant set up and testing. The customer was very happy and Camelot completed the project within the 4 week allotted time frame. The customer is now up and running and enjoying the success of his new business, with plans for several more locations in 2012.
New Home Construction in Fairfield, CT. This beautiful colonial was built by Camelot in 2010 in Fairfield’s beach area. Main house is 2,650 sf includes 3 bedrooms, 2 1/2 baths, spacious living room / kitchen area, 3 flr bonus room and more. Loft space above 2 car garage makes for a fantastic recreation room.
Camelot was contracted by the award winning designer/homeowner of this beach cottage in Lordship, Stratford, to renovate the home in a sustainable manner and using reclaimed materials. The project scope was focused on a smart, efficient design plan, followed by all major facets of construction including carpentry, plumbing, electrics/lighting, heating, custom tile work and more. After being stripped to the studs and the new floor plan instituted, the house was spray foam insulated and custom wall coverings were applied. To be most efficient, all plumbing and electrics were installed on the interior of the home rather than within the walls in order to achieve the highest insulation values for piping and ease of access for electrics. An on-demand, combination hot water heating system was installed to power both domestic hot water and radiant heat.
Camelot Development was contracted by Northeast Film Storage to renovate their new headquarters in Bridgeport, CT. The project consisted of major work with respect to plumbing, electrical, HVAC, doors and windows, structural work, exterior facade work and more.
Investors – during the bubble years speculators were buying housing assets offering negative cash on cash returns; prices had risen so high that, once the mortgage, taxes and other costs were taken into account, the property cost money every month even if fully rented. The only hope was that the price of the asset would rise further still, and an even less astute buyer would show up and pay even more. We all know how the story ended.
What’s wonderful is that every ending sows the seeds of a new beginning, and this is the case now. The dramatic downward re-pricing of housing assets has created the possibility of generating substantial yields. Cash in pocket every month. The yields vary by area and housing type. In every case, the property needs to be purchased correctly and managed diligently. Every dollar of yield needs to be squeezed out. And, as prices start to rebound, capital gain can be added to the running yield.
